Hi folks! I'm rolling out another monthly market watch for ya. This month's issue focuses on townhomes vs condos. As you can imagine, in Dallas we have an abundance of condominiums on the market. Right now there are over 900 currently available for sale ranging from $37,000 (Tealwood on the Creek Condos) all the way to $9,990,000 (Bleu Ciel Condos). The average list price however is around $442,000 (2 beds, 2 baths, 1450ish sf and built in the 80's). For townhomes, the number available for sale decreases to just over 200. Current list prices range from $73,000 (Village by the Creek) to $6,700,000 (The Ritz) with the average list price at just over $500,000 (3 beds, 2.1 baths, a little over 2000 sf and built in the 2000s). They both tend to stay on the market around 60 days at the moment.
